A FULL INSURANCE REVIEW We can provide you with a free 'no obligation' review of your insurance requirements. This would include: a record of the properties you manage, your insurance renewal dates, variations in cover across your portfolio and recommendations for your consideration.
BASIC BROKERAGE If you choose to include us as one of your insurance brokers, we would provide competitive quotations for you and arrange cover when required. This would entitle you to generous management commission rebates and specialist advice, including full claims handling when required. We only use Insurers with specialist policy wordings established solely for the property market and will provide you with access to over 30 insurers including all of the major providers.

The Insurance Responsibilities of Property Managers and Managing Agents
To fully comply with the requirements of the 2nd Edition of the Service Charge Residential Management Code and Additional Advice to Landlords, Tenants & Agents published by the RICS and approved by the Secretary of State (copies of these are available on request). Some examples of the requirements are:
- Make clients aware of the desirability of insurance and of their various insurance responsibilities, advise on risks to be covered and regularly review the extent of cover and the levels of premiums.
- We assess Demands & Needs and accordingly provide appropriate advice. We will monitor any changes to your requirements and advise you if revised cover is necessary.
- Select a suitable insurance company having regard to experience of claims handling, general terms and the premium charged.
- We will only recommend well known Insurers with whom we have a positive experience and whose security ratings are at least 'A' Stable.
- Advise occupiers to insure personal possessions/contents and to take out personal third party liability insurance.
- We can provide separate cover for tenants if required.
- Have sufficient knowledge to promptly notify and pursue claims keeping tenants informed, taking specialist advice where necessary and ensuring that the persons suffering damage receive the benefit of the claim settlement.
- We have experienced and dedicated staff to handle all aspects of claims handling.
- Charge any excess to the service charge account as part of the cost of insurance unless it can be obtained from a negligent individual.
- Where possible we will try to keep excesses to a minimum to avoid unnecessary administration.
- Provide written summaries of current insurance cover to entitled persons, declare any insurance commission receivable and allow authorised individuals to inspect insurance documents free of charge.
- All of our Insurers provide brief summaries of their policy cover. We can provide these electronically at any time without charge.
- Either act within General Insurance regulations issued by the Financial Services Authority, or arrange to be exempt from those regulations.
- We are fully authorised, so if you are not, we can take on responsibility for your compliance, training and audits as necessary.
